How much will it cost me to let my property?

1. Inventory and check-in report

Inventory and check-in report, which should be organised before a tenant moves in. You should ask your estate agent if they can arrange this on your behalf. Costs will vary depending on the size of the property.

2. Energy Performance Certificate

It is a legal requirement to have commissioned an EPC before we can start marketing your property. You can contact your nominated engineer or we can arrange the document on your behalf by sending an approved engineer

3. Estate agent commission

Your estate agent's commission fee, which is usually payable when a tenant is introduced and enters into an agreement to let the property.

4. Who will conduct viewings on my property and when will they occur?

Your estate agent should accompany all viewings during their opening hours.

Are there additional marketing costs?

Your estate agent should include all marketing expenses within their commission fee

Do I need to be present?

If your estate agent is accompanying all viewings and they have the access codes and keys for your property your presence is not required

How much will it cost to have my property managed?

Your Property Management fee will be charged as a percentage of the rental price and is payable when the tenant will be signing the Tenancy Agreement.

How much is the tenant's deposit and what happens to it?

This is four to six weeks' rent and is payable upon the signing of the ‘Tenancy Agreement’. The deposit for an ‘Assured Short hold Tenancy’ should also be registered with a tenancy deposit protection scheme within a certain amount of time

How can I protect myself from property fraud?

There are a couple of simple measures which are recommended by both the Land Registry and Action Fraud that you can take to safeguard your property

How long does it take to receive my rent?

You should receive your rent within 3-5 working days of the rental due date each month

Who do I speak to if I have problems with my tenancy?

You will be issued your very own account manager that will be happy to assist you in any problems that you may occur

What references do I need to get?

For a long let, you will be asked for previous landlord details, bank statements to demonstrate proof of income and suitability, employee and character references. You will also need to provide proof of ID, proof of address and proof of a ‘Right to Rent' in England through a passport or valid visa.

Who is responsible for contacting the utility companies after I move in?

The tenant is responsible for setting up accounts with the utility companies directly when you move into your property

How do I pay rent?

For a long let, it will be suitable to set up a monthly standing order with your bank.

When will the rent leave my account?

The due date is typical, the date you moved in

What happens if my rent is paid late?

Problems with late payment, we will issue ‘Arrears letters’ for which you will be charged and if the rent remains outstanding beyond 3 days after it was due. Charges will be put on to your account until payment is made.

How do I serve notice to vacate my property?

A notice would need to be served in accordance with your particular tenancy agreement by sending an e-mail

What will happen if I break my tenancy early?

The primary liability is for rent until the end of the contract or its break clause point. If the landlord agrees to re-market the property and once a new tenant is found, then your liability will be reduced to covering the landlord's commission and any other expenses from when the property is re-let. Payments would be calculated on a pro-rata basis for the unexpired term of the contract.

How will my payments cease at the end of my tenancy?

When your tenancy ends and you have decided to leave the property you should contact your bank directly to cancel your standing order once the last payment has left your account.

What should I do with the keys at the end of the tenancy?

Instructions are given to you keys should be taken to your account manager. Please ensure all sets are returned and you have collected receipt.

Please note that you will be liable for rent on a daily basis until the keys are returned.

When is my deposit returned to me?

Once the check-out has been conducted, the property has been cleaned to a satisfactory standard and. Your property square estate agents has received instructions regarding the deposit from the landlord, the money will be returned to your account, less any agreed deductions.

This typically takes 10 working days and generally no more than 28 days.

What expenditure should I expect at the end of the tenancy?

As an outgoing tenant typically your costs will be associated with professional cleaning. Any discrepancies between the check in and check out may result in deductions from your deposit.

How do I renew my contract?

You should inform your account manager two months prior to the end of your tenancy to allow enough time to arrange all the related administration.
